Long-term letting in Portugal comes with a steady rhythm of obligations. Each one is small. Missing one costs more than all the others combined.

    Register every contract

    Each new lease and renewal is communicated to the tax authority, and stamp duty is paid on it.

    Issue a receipt for every payment

    Rent received means an electronic rent receipt issued — month after month.

    Apply the yearly update correctly

    Rent can rise once a year by the official coefficient, only with proper written notice to the tenant.

    Track renewals and notice periods

    Leases renew automatically. Wanting a change means acting inside a strict window — and in writing.

    Hold deposits and inventories

    A documented check-in and check-out is what lets you keep a deposit fairly — or return it without a dispute.

    Rental income is declared every year, with the expenses you are allowed to deduct kept in order.

Tenants get a monthly payment request and pay online. Reminders go out on their own; late rent is flagged the same day.

Receipts and registrations

Every payment is matched to its receipt, and every contract is tracked until it is registered. You can see the status of each one.

Utilities, settled fairly

Meter readings, monthly bills or a fixed advance with periodic settlement — whatever the lease says, calculated the same way every time.

Questions owners ask

Before you request an invitation

Do you take short-term rentals or Alojamento Local?

No. We only run residential leases meant to last — typically a year or longer. Everything we do is designed around that.

I do not live in Portugal. Does that work?

Yes. The service is designed to work entirely remotely: everything is in your portal and your manager answers in your language. Depending on where you live, you may need a fiscal representative in Portugal; we check this with you in the review call.

My home already has a tenant.

That is common. We review the existing contract and its registration, introduce ourselves to the tenant and take over from the next rent date.

Do I stay in control?

Always. You approve tenants, renewals and rent changes, and you set a spending limit for repairs. Everything we do is visible in your portal.

What does it cost?

Terms depend on your homes and on what you want us to handle, so we share them after the review call. Requesting an invitation is free and commits you to nothing.

Which languages do you work in?

The portal is available in many languages. Tell us your preferred one when you request an invitation.
